Nichols Court is now leasing and has received its temporary certificate of occupancy. Located at 7544 Martin Luther King Jr. Way S., near the Othello Light Rail Station, this six-story building offers 148 affordable housing units for families and individuals. The housing options range from studios to three-bedroom apartments, targeting those with incomes up to 50% and 60% of the area median income. On-site amenities include a community room, children’s play area, fitness center, resource room, and an outdoor courtyard. The building also features an early learning center operated by the Refugee Women’s Alliance, accommodating more than 100 infants, toddlers, and preschoolers.
Rental prices are as follows: studios, $1,375 to $1,650; one-bedroom, $1,473 to $1,767; two-bedroom, $1,767 to $2,121; and three-bedroom, $2,042 to $2,451. Income limits start at $57,847 for a single person and $66,229 for two people. Amenities include a fitness center, rooftop deck, laundry rooms, controlled access, and proximity to parks and grocery stores. The building is named after Melinda and Clifford Nichols, who have significantly contributed to the community and LIHI’s initiatives. The architect is Runberg Architecture Group, and the contractor is Walsh Construction Co.
